Market Overview
June 2024 has seen a dynamic shift in the real estate landscape of Edmonton and its neighboring communities. With economic growth, population increase, and favorable interest rates, the demand for properties remains high. Here are some key highlights:
Increased Property Values:
Average Home Prices: The average home price in Edmonton has increased by approximately 5% compared to the same period last year. The current average home price sits at $420,000.
Luxury Market: There’s a noticeable surge in the luxury market, with high-end properties seeing an increase in value. Estates and larger properties in suburban areas such as St. Albert, Sherwood Park, and Spruce Grove are particularly in demand.
High Demand for Condominiums:
Urban Living: Downtown Edmonton continues to attract buyers looking for modern, urban living. Historical lofts and new condominiums in areas like the Ice District and 4th Street Promenade are selling quickly.
Affordability: Condominiums remain an affordable option for first-time buyers and investors, contributing to their popularity.
Suburban Growth:
Family-Friendly Neighborhoods: Suburban areas like Windermere, Laurel, and The Orchards at Ellerslie are experiencing significant growth. These communities offer family-friendly environments with great schools, parks, and amenities.
Accessibility: Improved infrastructure and easy access to major highways like Anthony Henday Drive and Whitemud Drive make these areas attractive for commuters.
Rental Market:
High Demand: The rental market is robust, with low vacancy rates. Properties in Fort Saskatchewan and Sherwood Park are particularly popular among renters due to their proximity to industrial areas and family-friendly environments.
Investment Opportunities: Investors are capitalizing on the strong rental demand, making rental properties a lucrative investment.
Economic Factors
Several economic factors are influencing the real estate market in Edmonton and its surroundings:
Employment Growth: The job market is expanding, particularly in the tech, healthcare, and education sectors. This growth attracts more people to the region, increasing housing demand.
Interest Rates: Favorable mortgage rates continue to encourage buying, with many taking advantage of these rates to secure their dream homes.
Population Growth: Edmonton’s population is steadily growing, contributing to the need for more housing and real estate developments.
Tips for Buyers and Sellers
For Buyers: Act swiftly. The market is competitive, so being pre-approved for a mortgage and having a clear understanding of what you’re looking for will help you secure the best properties.
For Sellers: This is an excellent time to list your property. With high demand and rising prices, you can maximize your return. Make sure your home is well-presented and consider minor renovations to increase its appeal.
As we move further into 2024, the Edmonton real estate market is expected to remain strong. Continued economic development, population growth, and infrastructure improvements will likely sustain the high demand for properties. “Slow and Steady Numbers a Good Sign for 2024” – The latest headline from Edmonton Real Estate Association.
Welcome to our first real estate market update of the year for the Greater Edmonton area! As we dive into the data, it becomes clear that the market is already buzzing with activity. With a surge in sales, rising benchmark prices, and a low inventory level, homeowners and prospective buyers are in for an intriguing year ahead. Let’s examine the latest trends and indicators that are shaping the real estate landscape in the Greater Edmonton Area.
Sales Surge and Reduced Inventory
Compared to January 2023, the market saw a remarkable 46% increase in sales, showcasing a highly energized market. At the same time, new listings experienced a more modest 4% increase. As a result, inventory dropped by 13% year-over-year, resulting in the lowest inventory levels observed in January since 2015. With just 3.16 months of inventory available, Greater Edmonton is firmly seated in a seller’s market.
Rising Benchmark Prices
In January, single-family home prices climbed by 4%, while townhouses and apartment-style condos experienced even more substantial growth, with increases of 7% and 6%, respectively, compared to January 2023. These price shifts indicate a bus market, providing a solid foundation for current homeowners and challenging prospects for potential buyers.
The Interest Rate Landscape
The Bank of Canada has diligently maintained steady interest rates for four consecutive decisions amidst moderating inflation. However, forecasters widely anticipate that rates may begin to drop in the third quarter of this year. Even as rates remain stable, the exciting news is that lenders are already offering 5-year fixed mortgages below 5%, which we haven’t witnessed in quite some time. This development opens up new opportunities for homeowners to secure favourable financing terms, creating more demand from buyers.
Record-breaking Net Migration and High Demand
Record-breaking net migration into the province continues to fuel demand in the Greater Edmonton Area. As newcomers flock to this region, well-priced and well-marketed listings frequently sell with multiple offers after only a few days on the market.

“Despite Interest Rate Worries, Low Inventory Causes Increase in Average Sale Prices” – The latest headline from Edmonton Real Estate Association. Single-family detached homes were up 12.6% from October 2022 but a decrease in sales of 12.7% from Sept 2023. Detached homes averaged $486,751, Semi-detached sold for an average of $385,895 (9% increase from last month), and row/townhouses sold at $258,779 – 26.4% increase year-over-year.
Edmonton and surrounding areas continued its hot streak in October – with sales up and inventory dropping compared to last year. Low inventory but high demand has kept this a seller’s market in Edmonton. Homes are still often selling with multiple offers (albeit not the crazy bidding wars we’ve seen earlier this year).
